Home Design
The design of the house layouts has been guided generally by principles of practicality, economy, sun orientation and the requirements imposed by the age and social situation of the aged.

House sizes range from 1 to 3 bedrooms + study + living/dining to give a range of accommodation styles.

Some blocks can have double on-site parking and at least one additional on-site visitor car park. The 11m blocks accommodate the same number of cars in tandem.

The sizes and widths of rooms, hallways and doorways allow for the unimpeded use of crutches and wheelchairs. All houses are accessible without steps.

Living/dining/kitchen areas are open plan and directly connected to a sunny and landscaped outdoor space at the rear.

The recommended aspect of the living area is north to east. Because of the variety of possible block orientations, the aspect of the main living areas may face west. In any case appropriate sun protection devices will be provided either externally, ie. In the form of a verandah, or internally in the form of blinds.

Kitchens have benches to facilitate circulation and access to cupboards. To reduce walking distance, laundries have been placed close to the kitchens and connected to a service yard wherever possible.

The bathroom and en suite layouts and configurations allow for easy manoeuvrability by wheel chair and the provision of appropriate handles and rails.

In some cases, the second bedroom also has direct access to the bathroom, taking into consideration the frailty of older residents. The study could also serve as a guest bedroom.

The increased storage needs of residents have also been taken into account by providing storage space in garages, generous cupboards and additional wall space. With generous storage space available in the roof of each home.

Aspects of practicality for the aged also guide the fit out of the houses, i.e. Using lowered bench heights, star shaped or lever handles for taps and lever handles for doors instead of door knobs.


About

The main parameters of this approach are:
  • A variety of houses grouped in the streetscape. The concept is to create flow and rhythm in the otherwise flat surrounds.
  • Two principal architectural styles across six basic floor plans with distinctive elements and finishes and a common integrated colour scheme.
  • All houses, to have pitched roofs, some with gables to the street, to create a sense of homogeneity.
  • All main streets to be lined with trees.
  • An open landscape design to the front gardens, with a selection of hard and soft landscaping elements that supports the principal architectural themes. The front gardens will have no front fences.

 

Architectural Themes
The architectural themes developed for this estate integrate the exterior of the houses, the interiors, and the landscaping.

Each house model can be fitted out in four different principal architectural styles externally and two internally.

Each design can be fitted alternatively with one of the architectural themes and each theme has a limited variation of colours. This approach ensures a great number of possible combinations, which will provide individuality to each home, make the homes distinct from each other and create lively, interesting streetscapes.

The themes are linked by a common selection of exterior render colours, Colorbond corrugated roof sheeting in a selected range of colours, a selection of window types and sizes, and the overall colour scheme. The carefully balanced restriction of choices in regard to the use of colours and finishes will provide the new development with a character of its own.
